Former Gasworks

London

The Applicant’s role in delivering outcomes

This contract comprised the remediation and enabling works package prior to redevelopment to residential end use.

The site was formerly a large gasworks (>5 ha) with a legacy of soil and groundwater contamination, significant  in-ground  obstructions and a sensitive location with respect to dust, noise and odour issues.

BIOGENIE UK provided Early Contractor Involvement to help optimise the remediation design and ensure that the proposed validation targets were pragmatic and achievable.

BIOGENIE UK then provided the full enabling works package including soil and groundwater remediation, management of asbestos in soils, eradication of Japanese Knotweed, grubbing out of remnant foundations (up to 9m below ground in places), cut/fill to development platforms including installation of pile mats, construction of site access roads and main drainage and all associated environmental management, reporting and validation.

A focus on adding value to the organisation

BIOGENIE UK was engaged at an early design stage by the Client’s design team to help optimise the soil and groundwater remediation and earthworks.

BIOGENIE’s key value adds included expertise on treatment/recycling of highly contaminated soils on site to reduce cost and improve sustainability, and experience in groundwater treatment enabling remediation targets to be agreed with the regulators that were achievable at reasonable cost within the programme available.

BIOGENIE’s track record in delivering remediation projects on contaminated sites in sensitive locations and concerned stakeholders enabled the project to be delivered without significant disruption to the local community.

Clear and measurable outcomes

As a result of BIOGENIE’s design and contracting works:

  • Over 99% of excavated soils were available for re-use on
  • Over 140,000m3 of soil/hard material cut/fill and re-used on
  • All works completed without disturbance to the site’s
  • Problematic groundwater contamination issue resolved to the satisfaction of the regulators within the defined project

Ability to manage risk

Risk was managed by:

  • Early engagement with the Client’s team to integrate overall enabling works package to minimise overall build
  • Provision of fixed price contract based on through understanding of waste volumes, treatment options and programme
  • Robust environmental management to mitigate exceedances of defined monitoring
  • Design of on-site treatment for difficult soil and water wastes that provided alternatives at lower cost to off-site disposal and greater flexibility should volumes

Quality standards and target performance levels:

  • Stringent environmental performance criteria were required, and site management included use of robust noise screening, low vibration working methods, odour control Works were completed without significant exceedances of the specified criteria.
  • Remediation of free oils in groundwater was completed in a sensitive environmental setting to the satisfaction of the Environment Agency within the required

Differentiation of service offering

BIOGENIE’s service included:

  • Commitment to a detailed ECI period that enabled the Main Contractor to optimise their enabling works
  • Design and implementation of an on-site treatment solution for contaminated materials that would otherwise have been problematic wastes to dispose of off-site.
  • Integration with the Client’s team to address stakeholder concerns and ensure appropriate monitoring/management systems were in place along with open and transparent
